What it is
Schoonschip sits in the Johan van Hasseltkanaal in Amsterdam-Noord. The official project describes it as 46 households living on 30 floating arks, including a shared meeting space.
Residents spent more than a decade designing, developing and realising the neighbourhood. That long lead time matters: the environmental systems and the social rules were developed by the people who would eventually live with them.
How it works
- Energy: the homes are gas-free, use heat pumps and solar technologies, and are connected through a smart grid with batteries and one shared connection to the national grid.
- Water: greywater and blackwater are separated, making different forms of treatment and resource recovery possible.
- Mobility: residents share electric cars, cargo bikes and e-bikes rather than treating private car ownership as the default.
- Ecology: green roofs, floating gardens and experiments with water-purifying plants extend the neighbourhood beyond the building envelope.
- Open source: Schoonschip publishes a Greenprint so other projects can reuse parts of what residents learned.
Community / operating model
Schoonschip began as a foundation and now operates with an owners association. Residents organise workgroups around smart grid and energy, sanitation, shared mobility, ecology, water quality and communication.
The key point is that the technical systems have social owners. A smart grid is not only installed; a group of residents has to understand it, govern it and decide what happens when something changes.
The shared meeting space is used for meetings, film nights, clothes swaps and other collective activities, making the neighbourhood’s social infrastructure visible in everyday life.
What can be copied
- Publish what worked and what did not, so sustainability knowledge can leave the original project.
- Give residents ownership of specific systems rather than treating technology as a black box managed elsewhere.
- Design shared mobility and shared energy as neighbourhood infrastructure, not optional lifestyle add-ons.
- Use the governance structure to hold the technical systems together over time.

Schoonschip’s strongest technology may be the resident workgroup. The neighbourhood makes an uncomfortable truth obvious: shared infrastructure only works when somebody agrees to share responsibility for it.

What makes this difficult to copy?
The neighbourhood took more than ten years of resident work to realise, and its own Greenprint records ambitions that had to be abandoned or adjusted. Existing houseboats, for example, could not generally meet the project's spatial, financial and environmental requirements.
Its smart grid also depended on unusual legal arrangements and an experimental exemption from normal energy rules. Schoonschip is open-source, but copying the hardware without the governance, legal work and resident labour would copy only the visible half of the project.
